Chaddesden Hall Community Centre Re-roof
- Budget: £177,472
- Sector: Others
- Region: East Midlands
Careful removal and replacement of the roof of a much loved and well used community centre. The project included the replacement of a new king post truss, structural brickwork repairs and complete internal and external redecoration. Substantial additional works were incorporated into the project, including extensive brickwork repairs and a new heating system.
Key Achievements
- zero defects at handover
- Substantial additional works delivered largely within original construction period
- Local spend maximised
- Cost and programme certainty achieved
- Final account agreed within days of completion
- 16% of original budget delivered in efficiency savings
- Partnering approach allowed early access to the roof void to confirm that neither bats nor asbestos were present and to gain accurate measurements for the king-post truss.
Key Client Benefits
- Re-use of existing slates maximised, the remainder being sourced from a local Derbyshire quarry
- Roof replacement method was designed to minimise the cost and time effects of temporary works
- Low noise/impact equipment used to minimise disruption for adjacent residents
- Baggaley assumed the M&E designer role which streamlined procurement and maintained progress
- Programme designed in liaison with Chaddesden Hall Community Group allowing events to be accommodated during construction works
Challenges
- Important to re-roof with existing slates or source local Derbyshire slates
- Poor state of existing roof made it difficult for surveyors to access parts of the roof and check for presence of asbestos and bats and take accurate truss measurements
- Additional heating and brickwork repairs put pressure on an already tight budget
- Manufacture of king-post truss was a lengthy, hand crafted operation
